What’s Redesign All About?

In addition to being an Atlanta color consultant, decorator and home stager, from time to time I get calls for redesign services, but I find that many people still do not understand the term.  To define “redesign,” it is essentially using what you already have in your home, but repositioning furnishings to give the space a fresh look. Theodore Roosevelt said, “Do what you can, where you are, with what you have.” Was he our first redesigner?

In a nutshell, here are the steps used in redesign:

  1. Determine the needs of the client and the purpose of the room.
  2. Empty the room.
  3. Determine the desired focal point of the space — is it an architectural element such as a fireplace, or a “moving” focal point, such as a sofa?
  4. Bring furniture pieces back into the room, placing them appropriately for the desired function and feel of the space, working from the largest pieces to the smallest.
  5. Accessorize the room, being careful not to overdo it.
  6. Determine which key pieces are missing and come up with a shopping list of items to purchase as the budget allows.
  7. Enjoy your new space!

Shown below is the “before” shot of a room with poorly placed furniture. The main entrances to the room were from the left, but they were all cut off by the sectional.

In this shot you can see that the room has been opened up to the left entrances by repositioning the furniture.

In addition, we brought in much needed lamps and repositioned a few accessories.  The “new room” has now been restructured for better function and flow.

Redesign is really a simple process once you understand the basics and have a feel for placement. I recently worked with a client on an interior color consultation. I noticed that the painting she had hung in her family room above the fireplace really wasn’t appropriate for the space in terms of color or size, but thought it might work well in the living room. We moved it to the new space and it completely transformed her room! It’s typically the little “tweaks” that make the biggest difference in a space.

If a room in your home is just not working for you, give this Atlanta redesigner a call: 770-843-2307. You might have too much furniture, poorly positioned furniture, or misplaced accessories. Together we will transform your space and turn it into something you will love to come home to.

What’s In an Entrance?

Being an Atlanta home stager and decorator, I’m in a lot of homes.  One thing I notice again and again is that many homeowners neglect to make a great first impression.  When someone pops through your front door, what do they see?  That first impression is crucial for setting the visual tone of your home.

A couple of years ago I staged a beautiful Alpharetta home.  Shown below is the “before” shot of the foyer:

empty foyer

Foyer - before

This was a very large foyer with a spectacular star inlay in the center of the floor, which I didn’t want to cover up; but the eye needed a place to rest and something to focus on.  Here is the “after” shot:

foyer - after

Foyer - after

Although this was a home staging job, this is the perfect example of redesign work.  The space was actually empty when I got there, unlike what you see in the first photo above.  I found the glass-top table in the living room, the arrangement in the upstairs hallway, the mirror in a secondary bedroom and the chair in the breakfast area.  What a difference this made in giving a great first impression of the home!

If you are decorating your home for your own pleasure or staging it to sell, don’t neglect the foyer.  A great first impression is crucial!  Don’t know where to begin?  Then call Patsy, your Atlanta home staging, decorating and redesign expert for help!  770-843-2307

Atlanta Decorator Trains Under Tobi Fairley

I had waaaaaaaayyyyyy too much fun last week!  Thirty-five campers and I trained under Tobi Fairley for three days at her design firm in Little Rock.  For those of you who are unfamiliar with Tobi, she is one of the top designers in the country who has her work plastered all over Traditional Home magazine on a regular basis.  Here are a few snapshots of her designs:

Clear Creek          Inverness Circle          Leawood          Glenwood

You can view more of her work here.  As you can see, Tobi is rather talented; but, enough about her and back to Design Camp.  Every day two limos would appear in front of The Peabody Hotel to escort us to camp.  Check this out:

Yes, we felt like rock stars!  What fun!  There were actually two limos — pink and black, but I preferred the fuschia hues and made a point of getting down early each morning to secure my seat.

Each day Tobi shared her wealth of interior design knowledge with us through formal classroom instruction with PowerPoint illustrations, she helped us with our personal design projects when we got stuck, and hung out with us during meals and coffee breaks.

If that weren’t enough, we went to an “after hours” party on Wednesday evening at Cobblestone & Vines, a local high-end furniture and accessories shop, then were treated to another party hosted by Tobi and her wonderful staff on Thursday evening.  What a week!  (Her poor staff did nothing but feed us and take care of our every need for three days.  Thank you, ladies and Landon!)

Finally, to prove that I really was there with Tobi last week, here is a shot of us together in her pretty, pink office along with Pat Williams, a friend from Arizona.

I want to thank Tobi and her staff for giving us a week to remember in Little Rock!  As an Atlanta decorator who still has much to learn, it was a real treat to study under Tobi Fairley.  I greatly look forward to implementing her design tips and secrets with my Atlanta clients.

For those of you who don’t know, my husband and I will be putting our house on the market in the spring.  I’ve tried to prepare him, but he still doesn’t seem to grasp the fact that we’re actually going to move.  While he comes to grips with the situation, I am busy updating the house

Today we are focusing on the master bath.  Yes, this is where the “disturbing images” come in.  At this time, please remove all young children and pets from your computer screen’s viewing area.  Ready?  Here are a few “before” shots:

               master bath vanity "before"

               Master Tub "Before"

What was I thinking?????  Believe it or not, at one time (some 15-20 years ago) this wallpaper was quite lovely!  Okay, so don’t believe me.  I have a hard time believing it myself.  I’ve really been wanting to get rid of it for years, but never quite got around to it.  But being the professional decorator and home stager that I am, it has occurred to me that there are probably a few buyers out there who won’t be impressed with my choice of wallpaper, not to mention all the gold fixtures and bird cage, so I set out to make some changes.  If you are thinking of updating your bathroom, let me share with you a few questions you need to be prepared to answer before undertaking this task:

  1. What size tile do you want to use?
  2. What color tile do you want to use?
  3. In what pattern do you want it laid?
  4. What color grout do you want to use?  (The chart contains about 30 selections.)
  5. What size tile in the shower?
  6. How do you want it laid?
  7. How far do you want the tile walls to extend?
  8. Do you want a feature strip?  Which one?  (1,2,3,4 or 5?)
  9. What sort of fixtures do you want?
  10. What finish?
  11. What kind of shower door?
  12. What surface do you want for the vanity?
  13. What color?
  14. Do you want an undermount sink?
  15. What color?
  16. What kind of light fixtures?
  17. Etc, etc, etc………

Do you see why you need a trained professional to help you make these decisions?  One day when I was in the middle of answering yet another string of questions, I asked the shower door guy, “Did you ever watch Seinfeld?”  He replied, “Yes.”  “Do you remember the episode where Jerry was having a cabinet guy build out his kitchen?  He finally got fed up answering all the questions associated with the project and yelled, ‘No more questions!!!!  Just do it!!!’”  We both had a good laugh, seeing ourselves in the episode.

Okay, before I show you the “afters,” here’s a nice transition shot I think you’ll enjoy:

               toilet in the jetted tub

There’s nothing quite like a toilet in the jetted tub to class up your photos!  Okay, now for the “afters”:

Undertaking a master bath remodeling project is not for the faint of heart, but it is well worth the effort!  Now I’m convinced that many buyers will find this space appealing.  Today’s tip?  Hire an accredited home stager to guide you through this process.  You could make costly mistakes.  Patsy Overton Interiors is here to help you will all your updating and remodeling needs.  Call today!  770-843-2307

Dated Bathrooms? Show Me the Money!

Today we’re going to focus on dated bathrooms and I’m going to show you some pretty tacky pictures.  Although other Atlanta decorators and home stagers may not be willing to show you how they live at home, I have no shame and am going to toss it out there for all the world to see.  Are you ready?  Here is the before shot of my son’s basement bathroom:

basement bathroom with blue shower curtain and ugly, paisley wallpaper

Is this frightening, or what?  (This photo was taken two years ago and for some reason I didn’t see the need to “tidy up” before taking it.)  The lovely paisley wallpaper was actually the ORIGINAL paper we had hung when the house was built 19 years ago.  The blue shower curtain may be the original as well.  So what needed to be done if we weren’t willing to strike a match?  First, get rid of the EXTREMELY DATED wallpaper and paint the room a neutral color.  Next, update the brass light fixture and hardware.  Then, reaccessorize with something that might actually be appealing to buyers.  Here is the after:

basement bathroom with blue shower curtain and ugly, paisley wallpaper

Better?  Okay, I think someone might actually go for this.  Now, for the discriminating viewers I have a question.  Why do you sometimes see home stagers leave the shower curtains partially opened?  The first and most logical reason is that it makes the room look so much bigger!  Notice the difference in the first photo with the shower curtain closed and the second photo with it left open.  We have just picked up 3 feet of space!  (Of course, using a wide-angle lens helps, too.)

Now, what might be the second reason for leaving the shower curtain open?  (Hint – refer to the title of this post.)  We all know that the bathrooms and kitchen are the most important rooms of the home when it comes to selling, right?  Why is that?  Because that’s where all the money is!  While the other rooms in the house are just sheetrock, the kitchen and bathrooms contain all the bells and whistles.  So, another reason for leaving the shower curtain open is to expose the bath fixtures — especially if they are newly updated.  You can’t see them in this photo, but you certainly could if you were in the room.

Ready for another set of photos?  Here are before & after shots of my upstairs hall bath:

hall bathroom with toile wallpaper and red shower curtain

Can you tell I like red?  I went through a phase where I was into toile wallpaper.  I had it in this bathroom as well as the powder room downstairs.  As you can see, it’s got to go.  Also, here again, we have brass hardware and a dated faucet.  Not shown is a brass light fixture.  Once again, we needed to strip the paper, paint, replace fixtures and reaccessorize.  Now, here’s the “after” shot:

neutral hall bathroom, updated and nicely decorated

Today’s tip:  a can of paint still gives you the biggest bang for your buck when it comes to updating your home.  Updating bathrooms can get expensive when you need new fixtures, hardware, tile and countertops.  If you only have a small amount of money to spend, strip the wallpaper and paint.  The two bathrooms you see here were actually in pretty good condition; they mainly needed to be neutralized.  Yes, we could’ve retiled and added granite counters, but it really wasn’t necessary.  We did make those more drastic changes in the master bath, which will be more important to buyers than secondary bathrooms.  You will see those photos in a later post.

While updating bathrooms can get very expensive, just a can of paint can make a HUGE difference.
